You are visiting the web home of two of the loveliest vacation rental properties in the U.S. Virgin Islands: Horizons Cottage and its more intimate cousin, Captain's Cabin. Both cottages are located on St. John, U.S. Virgin Islands, and overlook the tranquil and secluded John's Folly Bay on the southeast end of the island, with spectacular views of Norman Island in the British Virgin Islands, which inspired Robert Louis Stevenson to write the book, Treasure Island. Only a short walk from Salt Pond Bay in the National Park and a quick jump away from the island's "capital" town Cruz Bay, Horizons Cottage is the ideal escape from your hectic everyday life at home! Two separate units are offered for rent: Horizons Cottage, the two-bedroom main cottage with nearly 2,000 square feet of well equipped, comfortable living space including all modern amenities; and charming Captain's Cabin, a smaller, self-contained octagonal cottage a staircase below its larger cousin atop the hill. Both cottages are completely separate and private, yet may combined for larger groups of up to 9 people. ============================================= Horizons Cottage Horizons! The name says it all: Fabulous views of sun- and moonrises coming over the horizon and endless water vistas. Romance is in the air! Horizons is a spacious and comfortable custom-built vacation home designed with you, the vacationer, in mind. Boasting nearly 2000 sq. ft. of comfortable living space, there are two stories furnished with every amenity to ensure a comfortable stay. Upstairs, the large living and dining area opens onto a huge exterior deck. There's also a fully equipped kitchen and powder room close by. Downstairs, you'll find two large bedrooms with private baths and a covered deck. Welcome to Captain's Cabin! This quaint, secluded cottage was not in the rental market until 2004. Walk down the steps to Captain's Cabin, nestled on a wooded hillside next door to Horizons. Captain's Cabin is a perfect getaway for a romantic vacation for two. The octagonal shaped house has a wrap-around deck with 180 degree views of Drake's Passage, Virgin Gorda and Tortola. The floor plan of this completely tiled house is charming and practical, too. The dining area has a terrific view. Upstairs, you'll find the living and dining area, which includes a fully-equipped galley kitchen. The dining and living area are well-appointed with cable TV, VCR, CD player, DVD player radio and great books. Also on this level is the indoor half-bath, the private outdoor shower with two shower heads and plenty of hot water, as well as a walk-out deck. Downstairs, easily reached via exterior staircase, you'll find a romantic bedroom reminiscent of a captain's cabin aboard a yacht. Featuring a King-size platform bed, there's plenty of storage in the built-in drawers beneath the bed. Both Captain's Cabin and Horizons Cottage are strictly no smoking properties. >>>New for 2007: Air conditioning in the bedroom!<<< Rental also includes: All linens, including beach towels Well-equipped kitchen including microwave, blender, coffeemaker, grinder, toaster Gas Grill and utensils Cable TV, radio/cassette player, phone Beach chairs and coolers Additional refrigeration space with easy access from deck -------------------------------------------------------------------------------- Terms and Conditions: Horizons Cottage has a maximum occupancy of 6 persons; the maximum for Captain's Cabin is 3. When both cottages are rented together, the maximum occupancy is 9 persons, regardless of age. Pets are permitted only by written agreement prior to renting and are subject to a surcharge and damage deposit fee. Rental periods are based on a daily rate. Occupancy begins on your arrival day at 3:00 p.m. local time and ends at 10:00 a.m., local time on the contracted check-out date. Horizons and Captain's Cottage have been carefully designed and equipped to provide guests with a maximum of comfort and convenience. A cleaning fee is included in the rental fee structure and is non-negotiable. A rental contract must be executed before occupancy occurs. All rental requests are reviewed on a first-come, first served basis. Owner reserves the right to refuse any request and all such decisions are final. Note: Highspeed wireless internet service in both houses, potable water in both, a BOSE wave radio/4cd changer in Horizons as well as an IPOD docking station and a BOSE docking station for an IPOD in Captain's....Captain's is really private -- the houses are not on top of each other, they have different locations to park, etc. -------------------------------------------------------------------------------- Rental Rates, Horizons Cottage/Both Cottages High season: December 16 - May 15: 2 persons, $1,800/week; 4 persons, $2,100/week; 6 persons (both cottages), $3,300/week Low season: May 16 - December 15: 2 persons, $1,500/week; 4 persons, $1,800/week; 6 persons (both cottages), $2,900/week Christmas Week: December 24 - January 1: 2 persons, $1,900/week; 4 persons, $2,200/week; 6 persons (both cottages), $3,600/week Extra persons: $300 per week, each. Maximum occupancy of both cottages is 9 people, regardless of age. Deposit: A deposit of 50% of total rental fee is due with reservation. The balance and a security deposit are due 60 days before occupancy. ----------------------------------------------------------------- Rental Rates -- Captain's Cabin High-Season: December 15 - May 15 -- $1,400/week Low-season: May 16 - December 14 -- $1,200/week Christmas & New Years: -- $1,500/week ------------------------------------------------------------------- >>>Return renters no longer pay a security deposit!<<< Cancellation and refunds: Deposits are refundable upon cancellation if made no less than 2 weeks (14 days) before rental period begins and only if the property can be and is re-rented for the same time period. A 20% cancellation/service charge is deducted to cover re-renting costs and is not negotiable. Later cancellations will result in a substantial reduction of the amount refunded unless a rental can be secured for the entire period being canceled at no loss in rental fee.
